My practical recommendation

If you’re after the safest mainstream shortlist, I’d do this:

1. Get 3 quotes from builders active in your suburb/estate — not just in your state.
2. Include one large volume builder: Metricon, ABN brand, NEX brand, Carlisle, Coral, Clarendon, etc.
3. Include one high-review builder: Carlisle, G.J. Gardner, Celebration, Brighton, Weeks, Domaine, Dale Alcock, Home Group.
4. Include one good local custom builder if your block is sloping, narrow, bushfire-rated, coastal, or architecturally unusual.
5. Pay for an independent contract review and independent staged inspections — slab, frame, waterproofing/pre-plaster and pre-handover.

One big caution: don’t choose purely from display homes. Display homes are upgraded heavily. Compare the standard inclusions, site costs, provisional sums, façade allowance, electrical allowance, ceiling heights, insulation, glazing, flooring, driveway, landscaping, fencing and heating/cooling.

Important checks before signing

Before paying a deposit, check the builder’s licence, insurance and exact contracting entity. In NSW, for example, builders doing residential work over $20,000 need Home Building Compensation cover, and the government says you should confirm valid cover before paying money or work starts.
